Apartments will be in small blocks, 2 storeys high. Ground floor apartments, plus first floor penthouses with access to a flat rooftop sun terrace.

There maybe some changes to layout and specifications. However, until such time as the definitive plans, distribution and specifications are available all reservations taken will be on a fully refundable basis. Once plans are available clients who have paid refundable reservations will be given a priority allocation. When completely satisfied with their reservations clients will be expected to visit Morocco to view the site. Provided that clients are fully satisfied with their purchase they will then be expected to make their reserve definite ( i.e. non-refundable ) and pay the balance of the 40% deposit.





The Moroccan government is keen to encourage foreign property owners and offer the following incentives to purchasers.
• No rental tax for the 1st 5 years of ownership
• No capital gains tax if the profit is below £ 40,000& - 20% thereafter.
• After 10 years ownership capital gains tax is nil.
• No inheritance tax if property passes to a family member.
• Full repatriation of funds if a property is sold.



Terms of Payment

Front line villas and apartments will have an additional premium of 30% on the above prices.

Second line villas will have an additional premium of 15% on the above prices.

To reserve your Apartment you will need to pay a HOLDING DEPOSIT of 39.958 Dh ( £ 2,529 ) Plus a Handling Charge of £ 500

The above amounts are FULLY REDFUNDABLE pending receipt and agreement of the definitive plans and distribution of the apartments and villas. At this point it is expected that clients will visit Morocco to view and confirm their purchase.

Thereafter the balance of the 40% is to be paid, then the remaining 60% by mortgage.

( No Mortgage repayments necessary until the Title Deeds are signed and you take possession of your Apartment ).

You will need to budget for an extra 10% in addition to the purchase price to cover Notarial, Property Registration fees and bank charges for arranging the mortgage. Moroccan VAT is included in the price.
