GUARANTEED RENTAL INCOME is being offered to all Rainbow property owners.
The developers have a relationship with specialist Property Management services companies, and also partners with the most professional travel specialists in Bulgaria.
This means they are able to offer you guaranteed rental and annual returns on
your investment of 10% for a highly luxury furnished apartment, depending on the furniture package chosen and on how you choose to rent it out.
The rental amounts received for one year will be equivalent to 10% of the total amount invested to purchase the property. All monthly payments can be paid by bank transfer to any Bulgarian or international bank where a property owner has
a bank account.
The agreed amount of rental is guaranteed by an official rental contract where it states the monthly rental price that the management company will pay and also
the period of time that they will pay the agreed rental ( minimum 2 years ). The management company guarantees to pay the rental according to the contract and any conditions, and waive the right to cancel the contract before the agreed period has terminated.

Rental income can be only guaranteed for properties which are :
• In the Rainbow Holiday complex
• Marked as " guaranteed rental "
• Furnished by our furnishing team ( or a company recommended by us ) and
according to the standards you require
• Furnished will be coast between € 3,500 and € 5,000 according to the
size of apartment
• Refurbished ( if needed ) or finished by our refurbishment team ( or a company
recommended by us )
• Managed by our management team ( or a property management company
recommended by us )
• Advertised by us ( or our partner travel specialists )
• We have the property in question at our disposal for at least 95% of the time
( this means that where possible we will allow the owner of the property to use it
free of charge for certain amount of time only, or if the owner wants to use the
property for more time we will make deductions from the agreed rental )
For properties with guaranteed rental you are provided also with :
• Free property management
• Payment of all bills and ongoing charges ( all expenses will be for our account )
• Cleaning services ( all for our account )
• Maintenances and repairs of the apartment ( all for our account )
• 2 years quality guarantee for furniture
• 2 years quality guarantee for completion works
• 2 years quality guarantee for refurbishment works
There is only one annual charge that must be paid by the property owner and this
is the annual local tax ( between 50 and 250 Euros for most properties, and depending on tax evaluation price / ratable value of the property and its location )
For customers who are happy with our service during the first 2-4 years we will
offer another two-year contract after the first period is over.
Maintenance Services
• Complete site management
• Onsite management within the Rainbow Holiday Village
• Ensuring onsite security
• Maintenance of the yard ( inner ) communications ( electric and water supply
and sewerage ) and repair of their possible damages
• Maintenance of the outside water facilities ( swimming pools, etc. )
• Keeping the holiday village area clean: entrance staircases, swimming pools,
grass areas, walks, recreational areas, children's playgrounds, as well as the
car parking places
• Maintenance of the village green areas and the trees
• Health and safety management to minimise risks and immediate notification of
any occurrences of this nature to clients
